The house is in an area of Tamworth that has many local authority houses, however, there are also a good few of these currently being sold privately.  Due to the properties ideal location, there is always a good demand for  rental housing  in this area, for  both young couples and families.

This very colourful decorated property would potentially let for £625.00 a month, however it may need a very small amount of work  in the bathroom as it is looking a little bit tired.
I envisage an annual yield of 6.25 % can be achieved.

The local area has a very good bus route that passes by the local supermarket (which is only a 20 minute walk away) and connects into the town centre,  passing by  every 15 minutes approximately. The local area has a connection to the A5 which is about a 5 minute drive away making it a good location for commuting. The Property is close to many local amenities including  local shops, a sport and social club, a church and both primary and secondary schools.

Yours for £20,000 – The Mystery House, Perrycrofts, Tamworth

So I was looking around for some great properties to share with you as always when I came across this curiously priced bungalow that I just had to show you. It has been listed egregiously at  just £20,000! So I was thinking perhaps we can play a little game of Guess House!

Obviously an oversight by the listing agent, (unless it is haunted by a legion of ghosts and monsters from Scooby Doo) this property is in an area of Tamworth where a one bed flat is being advertised at offers over £89,000.  I tell you if it was just £20,000 I’d be snapping their hands off to get it as quickly as I could! Just imagine those fantastic rental yields?

Property of similar quality and build sell for around £185,000 on average in this area.. My guess would be someone put a comma in the wrong place or missed out a digit.  But what do you guys think?

Illustrious Quarry Hill Property – Tamworth

Hello Everyone. I have found another sensational Tamworth based property that is grand, outstanding and most importantly shows what Tamworth has to offer. We have this exceptional property for you as our “Tamworth Property of The Week.” Although not an ideal investment property for rental yield, this is one that showcases masterpieces in the local area.

I’m not one for new builds however if I had the money, this home would be high up on my list of things I wanted!

What will the General Election shocker do to the Tamworth Property Market?

After the shock of the Conservatives returning to power with a majority vote, any uncertainties of a hung parliament has been lifted and landlords up and down the country are now asking – what does this mean for me?

Labour’s election promises of rent controls and three year tenancies had seen some Tamworth landlords holding off commiting themselves to adding to their buy to let portfolios. As a result the property market across the country had been subdued for several months, this being confirmed when speaking to local solicitors, surveyors and agents.

With the uncertainty being removed, what next for the Tamworth property market?

Well the growing buy-to-let market is unlikely to slow down under a Conservative government.  Inflation in Britain hit -0.1% in April. In other words, prices – as measured by the consumer prices index (CPI) – fell by 0.1% over the past year. That’s the lowest level since 1960, as the papers keep telling us.

There has never been a better time for landlords and potential landlords to take a good look at the property market since mortgage rates are at their lowest levels since 2010. Pension pots are being released and landlords with large deposits will now be enticed by the mortgage industry as rates remain low.

Tamworth landlords have  benefited from a booming local jobs market as Tamworth has seen the largest fall in unemployment of anywhere in the country in the last three years. The town’s unemployment rates have been plummeting since 2009 – and recent figures show that out of a population of 77,000 there are now just 286 people out the work. With evermore jobs and better pay there has been an increase in the rental price tenants are willing to pay for good Tamworth properties.

Landlords may be feeling a little nervous about the Conservatives plans for the housing market over the next few years, one of  David’s plans is for Housing Association renters to have the right to buy their property, for those that do, they will be adding to the supply and demand of properties in the housing stock in many years to come. 

Landlords were also worried about  the Government “Help to Buy Scheme” however this hasn’t had a major effect on our local property market.

Tamworth is ever growing, meaning that there is a bigger demand for property than ever before. Renters are no longer classed as second class citizens as attitudes towards renting has changed considerably over the past 10 years. Youngsters no longer want to tie themselves down to a mortgage, their priorities are different than those of our parents so renting continues to offer good value for money for renters.

So what does  the second largest town in Staffordshire offer in the way of house building in 2015?

The promise made by the Conservative party is to build one million new houses countrywide. What have I seen so far in Tamworth?  The most recent I have seen in development is that of the Pennie Grange Estate, 94 houses to be built, a mixture of 3-4 bedrooms.  There is also Saxon Mannor which is creating a selection of apartments and 2,3 & 4 bedroom houses on the outskirts of Tamworth.
Not forgetting the regeneration of the Tinkers Green Road area. Has there been a better time to rent or buy a house in this overlooked town?

I think I’ve found it! We have a home fit for a king or queen for our property of the week. It is aptly named too – The Tower House is definitely one for the more affluent of people, costing the princely sum of £995,000 and advertised by our friends at The Hunter Group.

The house, hand on heart is a beautiful looking home. This palatial estate boasts five large bedrooms three of which have en suites and an elegant marble bathroom.

One of the bedrooms has been converted to a theatre room which coupled with the big garden would make this house the social centre for you, your family and your friends. Come rain or shine this is the house you would never be bored or lost in, however you may get lost in the beautiful scenery that surrounds this fabulous home.

One for the girls – Lovely apartment in Sunny Bolehall, Tamworth

Whilst out enjoying an afternoon stroll in the sun, I spotted this elegant one bedroomed apartment for sale in Bolehall. As soon as I got back to my desk I found it on Rightmove, to show you all something that I know you’ll love!

The delightful property marketed by Love Your Postcode of Birmingham has a charming façade and the apartment for sale is absolutely first rate. It is elegantly finished with a new kitchen and shower room and features modern interior throughout.

The current owners are asking offers in excess of £79,950, but the property has been on the market since 14th April, so you might be well to try your luck with a cheeky offer lower than that!

I would expect to achieve rental on this this property of £425.00 a month. This marvellous apartment should have no problems achieving that target or finding a tenant. It’s honestly that good. This would put the annual yield at 6.29% assuming you get the property for the asking price, however as discussed, there might be a little bit of wiggle room on that!

The only downside to this apartment is in the fact that it’s subject to an annual service charge of £1100, however, this really shouldn’t detract from how great this apartment is.

So what have you got to lose? Properties of this quality are few and far between, It would be immediately available to rent, no work needed doing on it, so is it worth it for you?

Terrific Tamworth Terrace!

Hello Everyone, did you all have a good time over the weekend? It’s a shame they go so fast!

Today I have a great property with a potentially good annual yield, so here’s something to get you over your Monday blues!

The house, advertised by our very good friends Bairstow Eves on Rightmove.co.uk is located in Dordon. This 3 bedroom terrace would be fantastic for families. The current owner is asking for offers over £110,000, however the house would be in dire need of modernisation due to it’s dated interior.The good news is there is no upward chain, so there would be minimal waiting time on acquiring the property and making it work for you!
I would estimate around £6000 tops would be required to get the property to a good standard. From the pictures it looks like you could possibly get away with painting the bathroom and adding a new cabinet as it looks fairly new.
I would expect the house to achieve a monthly rental income of £625, which if you purchased for the asking price of £110,000 and allocated £6000 for renovations, you would receive a healthy annual yield of 6.46%

Don’t hold your breath thinking the election will cure the Tamworth property shortfalls!

The 7th May 2015 is looming like a runaway train. All  the parties are furiously trying to win voters with policies and  promises of Utopia.

There are 43,864 renters in Tamworth, a large proportion of these are in private rented accommodation.  In what’s thought to be a a tight election, every vote is crucial.

The Conservatives believe that “Rent to Buy” is the solution, whereas Labour are in favour of rent caps and extended tenancy terms.

Since the turn of the Millennium, there has been a significant change in the proportion of people who own their own homes in Tamworth. In 2001, 73.15% of homes in Tamworth were owner occupied, today the figure is 68.23% a decline in such a short time.  Buy to let landlords find that young tenants are increasing in numbers because the young, say they can’t afford a deposit to buy, unless of course, parents finance them. Today’s young folk have different values, it used to be, that saving for a deposit was the number one priority and you went without to save up, now though owing a property is no longer high on their list.

After the war millions of council homes were built to keep up with the demand. Large council estates shot up from nowhere and Tamworth became known as the Birmingham overspill as large numbers of people flocked here to begin a new life.
Private house building also increased, and as the Country became more prosperous in the early 1970’s, there were more home owners than renters. As the population has steadily grown, the same cannot be said for the number of properties being built. In fact since the 1970’s, the number of new properties being built hasn’t kept up at the same rate. The boom in property prices hit us in the late 1980’s and again in 2004, are we due another boom?

This should have helped them get on the property ladder, but as first time buyers save their deposit, house prices rise and their deposit is continually having to rise at the same rate. A treadmill that is not easy to get off!


New stricter mortgage rules introduced in 2014, means that most 20-25 something’s in Tamworth are renting instead of buying. We can’t blame landlords for this, they are not responsible for buying up all the property. For every mortgage approved for a landlord last year, three were approved for first time buyers! 

Tamworth V Lichfield – to buy or not to buy

Hello everyone, I hope you’re all feeling as good as the weather has been! Today I have something a little bit different from the regular to share with you. We have two fantastic houses of nearly similar build in the area – one in Tamworth and the other in Lichfield, showing the differences just a few miles can make.

We’ll start off with our beautiful Tamworth home, located on the Buckingham Road and advertised with our good friends Smith’s Estate Agents on Rightmove.

The house is a very spacious four bed roomed detached with an asking price of £225,000. You can see from the pictures that the house is well maintained and ready to immediately move into with very minimal decoration / renovations needed as the bathroom and kitchen have just been refitted.

For a house of this calibre you would be looking for a monthly rental income of £995.00 which  if purchased for the £225,00 asking price would equate to a yield of 5.30%.

Lichfield Cathedral
If you don’t know much about Lichfield, I would say it has to be one of the quaintest cities in the Midlands, compared to Tamworth it has very few housing association homes/local authority homes built and the city retains much of its historical architecture, featuring a medieval cathedral  and  only being mildly touched by the concrete brush of the 1960s. This in part helps the houses in Lichfield to retain much of their value but also enables landlords to have an easier time letting in the area due to a higher demand; albeit the initial price costing more.

In this example, a house of similar square footage and build is £90,000 more than the asking price just under 6 miles away, however, this really doesn’t detract from the beauty of the area.

So onto our second smashing house located in Freeford Gardens, Lichfield advertised by Hunters Estate Agents on Rightmove.

 


The house is very similar in proportion to the Tamworth house  and was last sold in 2013 for 265,000 and is now being advertised with an asking price of £315,000 which is a whopping £50,000 increase in just 3 years.

We would estimate the house would attain a monthly rental income of £1015 which equals a yield of around 4.06% if the property is bought at the £315,000 asking price.

The houses in Tamworth will cost you less and give you higher yields but by many Lichfield is viewed as a quainter place to live, however as you can see – in both places the right houses are as lovely as each other.

So the choice is really yours to make will it be The Castle or The Cathedral?

Tamworth – Flips N Flops

 

I recently came accross a 3 bed
terraced house on Hockley Road, Hockley that was sold in June 2014 for £64,000, incredibly less than a year later, to be precise February 2015. It went for a great price of £130,000, now that’s what I call one cheeky little flip!
