Hey guys, Just a quick little share with you for this one! It’s another example of how those property prices in the area are on the up and up and may make a tidy little retirement pot for you!

Advertised on Zoopla by our friends at Mark Evans, this three bedroomed property on Dryden Road last sold way back in November 2000 for the sum of just £53,950! Today it’s being marketed with a guide price of over double that with a figure of £117,950 – a whopping 54.2% increase – not bad!

If you had  bought the house in 2000 you could have earned 15 years of rent on top, however with the massive £64,000 price rise since it’s last sale, there’s still time to make that investment or retirement pot look much healthier than what you’d get at a bank (even at their most favourable rates!)

You could easily expect rent of £650 pcm which would give you an annual yield of 6.61%, a nice little earner.

Now I know you can’t build a time machine and go back and buy this one but it’s never to late to get on the Tamworth landlord ladder. With properties still rising in the area as demand far exceeds supply I can only see this as being a winner, so why not give it a try, it could be one of the best financial decisions you’ll ever make!

It may be named “The Coach House” but it’s anything but coach class! Our amazing “Property of the Week!” Comberford Road, Tamworth

Wow, I can’t believe how fast last week blew by, lovely sunshine even if the pollen was a little bit too high for some people and yesterday it rained all morning, unbelieveable! It’s that time again for our “Property of the Week!” and this one is a beautifully rustic house dating back in some parts 300-400 years! If you’re new to this blog, our property of the week articles hope to give you an informative look into the most fabulous houses in the local area which are the pinnacle of craftsmanship and elegance and aim to show you the beautiful and bold properties in Tamworth and the surrounding areas.
Todays feature house is advertised by our good friends at Taylor Cole for offers of around £650,000, I found this magnificent house on the website “onthemarket.com” and I must warn you, I absolutely love this one and by the end of this blog after you’ve seen the pictures and read a little bit about it, I hope you’ll be as smitten as I am!
Our house this week is exactly the type of old home that everyone has fantasized about… with their lovely summer gazebos to sip cloudy lemonade whilst reading a good novel under on those long summer nights and those rustic stoves and fireplaces for cosying up by with the other half (or a cuddly dog!) on those cold, dark winter ones. It is this type of property that is suited to everyone with a lot of money to spend, fantastically large rooms suitable for families with children or older people who love having the Grand kids over. Socialites can’t miss out too with the large kitchen and dining area for parties with your friends and plenty of space for them to stay overnight!
And this in part is why I am highly biased towards this weeks property of the week… It’s not just because I absolutely adore it… it’s that it would be practical for what I would want and although I might change a few things here and there (I would personally go for a more retro carpet like the sort you might see in a country pub!) the interior and exteriors have lovely original features and the property and grounds look to be in excellent condition considering their age!

What A Difference A Mile Or Two Make! – Tamworth Property Price Highs and Lows

Hey guys, I’ve got another interesting article for you all today – For a small town, ranked just 28th in the West Midlands for population many of you might have noticed that just a couple of streets difference can make a massive amount of change in property price. The most expensive houses in the Dosthill area sell for just over £390,000, however just down the road in Harrow Close, Wilnecote (a 1.5 mile distance away) you are looking at just over £42,000 – granted they are very different houses in very different areas but these two roads are both the highest and lowest values in Tamworth – with price differences like that you’d expect them to be opposite sides of the Town!

But we’re finding more and more commonly that these housing price anomalies are happening more and more often (which can interestingly be viewed here). Personally I put it down to a stronger local economy than most other areas of Staffordshire and some of the new housing areas they are creating. The price differences are also happening in older more established areas too, for example properties in Glascote Heath range from £59,000 in Signal Walk up to £100,000 in Chapelon just a 0.2 mile distance!
Is that great news for Landlords? Most likely – You’ll achieve a similar rent in the Glascote Heath example but for a whopping £41,000 less upfront.

Bourgeois in Belvoir! Our “Property of the Week” isn’t one to miss! – Dosthill, Tamworth

I was driving around in the lovely summer sun a few days ago and saw a marvellous house for sale in a very sought after area in Tamworth, I had family who lived in this area before they emigrated to slightly warmer climes so I know these houses are absolutely fantastic inside and I knew you’d all like to see it as it’s a home with features nobody could say no to!
So I’m featuring this one as our “Property of The Week!” and today as you might have guessed from the title we’re in Belvoir, Dosthill. If you are new to this blog – our “Property of the Week” article is to show you some of the best houses in the local area which are usually very unique or of a very high craftsmanship. Although they are not in everyone’s price range or ideal for landlords, they aim to show the best our little town has to offer.
Advertised by our very good friends at Green & Co. for £595,000 this house comes with five bedrooms two of which have en suites, a very large open plan living area, a fantastic manicured garden but the key feature really has to be the garage conversion… the large garage has been converted into not only a gym but also a sauna and shower room, now that’s what I call luxury! The agents have told me that the conversion would be relatively easy to change back but why would you want to!
A beautiful house in an upmarket area of Tamworth that you’ll always find something to do in, gardening, socialising, working out hard in the gym or just sitting in the sauna this is a house for those who want to get lost in their own little slice of heaven!

Calling All Investors! Tamworth Needs You!

During these trying times of National and Local Government spending cuts, councils must find ways of surviving the deep cuts they all must make.

More and more, Local Councils must find ways of raising cash quickly and it seems that in Tamworth one way of plugging the deficit is by selling off some of the Social Housing. Once an area of many Council Houses today we find that many are now privately owned or privately rented.

The latest statistics show that Social Housing makes up just 19.8% of a Town which was once famed for being one of the first, after the Second World War, to build high quality council houses en masse. Now a days we are finding that many applicants are applying and demand currently far out weighs supply. The website Finding a home in Tamworth counts the amount of applicants per cycle per house – and we can see from the latest one that only one house became available and had 47 people bid on it, clearly there is large local demand for affordable housing.


This led me curiously looking to see if I could find out the total amounts of applicants still waiting for housing, well we can see that from 2013 to 2014 (which are the latest figures) a drop of just 56 applicants occurred, so there is clearly demand in the areas where these housing sell offs are happening. Many of these housing “sell offs” are still at a fantastic prices for example this three bedroomed house in Chapelon is just £99,950. We would expect to achieve rent of £650. pcm which would earn an annual yield of 7.80% – And houses in this area are still rising, as more and more are becoming privately owned so now might be the last opportunity you get to buy into the market before it’s propelled into the stratosphere.

It’s time for Tamworth savvy private landlords to sweep in and fill the gaps, in a time where more and more people are in work in the area and a lack of social housing, you could be doing yourself and those unable to find houses to rent in the areas a favour – it’s a win win situation for both tenant and landlord and that’s one of the great reasons why houses are fantastic investment opportunities – not only are you making great yields for yourself, you’re also helping those people out who rely on Local Authority Housing, which is frankly inadequate at the moment.

This “Property Of The Week!” Is Anything But Poorly, It’s Pooley Hall – Polesworth – Tamworth (B78)

It’s that time of the week again, where I share with you all, a fantastic local property of exceeding quality, dubbed our “Properties of The Week” these magnificent buildings are the very best the region has to offer in terms of quality and price. Although these homes aren’t for everyone, this blog is intended to show you all what fabulous buildings are in the local area.

I often talk about being the Lord or Lady of a property, this week I am offering you a chance to be the King or Queen with an awesomely ancient property, advertised by our good friends at Mark Evans & Co. of Tamworth. This impressive home has a guide price of £755,000.

Up Up And Away! House Prices Potentially Set To Soar in Tamworth!

Hey everyone, I hope you’re all doing fantastic now the sun is back shining in the sky! Today I’ve come up with an interesting read for you all today that I hope you’ll all enjoy about the house prices in the local area over the last few years, some very insightful information for you all here!

 

Since 2012, Tamworth has had a steady growth in the prices of the average property, I’ve took the statistics from two websites, Home.co.uk and Zoopla both show slightly different growth.

If you are not familiar with it, Home.co.uk is a website that features houses from websites such as Zoopla and Rightmove so they have more statistics to share, whereas Zoopla have agents post properties directly to them, this means that although Zoopla is a good source of information, Home has more accurate data, explaining the massive rise in 2013.


Halifax estimate a 10% rise and Nationwide estimate 9%, so we see that although Zoopla is slightly higher it’s not too far out but Home.co.uk is right on the money.


But most importantly what does this mean for prospective and current landlords? Well I think it could be two things, house prices are set to continue to rise in the area as more people are currently in work and looking to move to the area in fact, a recent BBC survey found that Tamworth has a shrinking unemployment base and higher wages. So this could mean that more people are looking to move to the area for work. We can also see from the below graph that less houses have been sold 2014-2015 and in fact we are noticing less “For Sale!” boards so this could be a fantastic time to invest, it may actually be your last chance to make a great purchase before the average price rises even more.
 
The BBC Article also confirms what many agents have personally been telling me over the last few months – More and more people are looking to Tamworth to boost their incomes due to the prices of houses being cheaper than surrounding areas like Sutton Coldfield as well as it’s fantastic road network that easily connects to places like Birmingham and Leicester.
 
So could it be worth it for you? 
 
 

Remember though, It’s always important to do your homework and get sources from multiple places. Going Going Gone ! Tamworth Property at Auction 11th June

If you’ve ever been to a property auction you may be aware that newbies sometimes get over excited and pay a premium for a property. The savvy landlords out there  may be interested in the little number I’ve just found, its’ being advertised by Auction House and is being auctioned on 11th June at Bank’s Stadium, Walsall.

The non standard construction (Wates) house has a guide price of £77,500 and that’s not a bad price if you can purchase at this. Looking at recent sold prices in this road, I noticed that a 3 bed mid terrace was sold July 2014 for £118,500, yes it had been faced up, but even so this 2 bed is still a good price.

This mid terrace property is located in a popular residential area, is close to local amenities and favoured schools. The house which is in need of a kitchen and possibly a bathroom though there are no pictures of the bathroom to confirm either way. The house also needs some TLC.

It should rent out pretty quickly. I would expect to achieve rent of £595pcm giving an annual yield of 9.12% much better than what the banks are offering! I have not calculated the refurbisment costs so this needs to be taken in consideration before signing on the dotted line. This sounds like a win-win situation for an investor.
Also , don’t forget you can always put in an offer to secure a property prior to the auction if you are happy to pay the book price and the deal figures work for you [LTV, Yield , refurb. costs etc.] if you believe that at the  auction date the book price is going to escalate.

But always remember to get the best advice and expert opinions you can. Speak to me, speak to others and most importantly do your homework. As long as landlords buy the right sort of property, that allow for a reasonable yield and/or decent capital growth, everyone will be a happy winner.

Don’t Get Bowled Away By The Beautiful Bowling Greens In This One! – Here’s Our Property Of The Week – Shuttington, Tamworth

Another busy week has just flown by and I’ve been looking around for our property of the week to share with you all. If you’re new to this, blog our property of the week is a showcase of the most spectacular houses in the local area and week by week, we pick what we think is the type of house you may be dreaming of buying!

I come across this outstanding country house advertised by Right Estate Agents of Birmingham, it had been listed back almost a year ago as previously mentioned in this blog from last week. The owners have increased the asking price on this property since first listing from £850,000 to £925,000… So you would hope that this one is going to be something spectacular (and it is!)

This beautiful house located just on the outskirts of Tamworth, in the charming village of Shuttington, is like something out of a fairytale. The last few weeks I’ve featured country homes that are all fantastic but this is possibly the best one yet. The property sits on a massive 1.2 acres of land and is regally decorated throughout, it’s lovely – like something out of  the Country Homes & Interiors magazine. Features include 6 very well proportioned bedrooms (5 of which have en suites) and some of the most astounding outdoor features on a property I’ve ever seen. This house comes with it’s own crown bowling green, fruit cage and kitchen gardens with numerous ponds, chicken houses and a summer house in the immaculate gardens that you will definitely need a ride on mower for!

The property with the highest asking price in the Tamworth area at the moment is “New Road, Shuttington, Tamworth, B79“. It came on to the market on 29 Jun 2014 for £850,000. On 04 Aug 2014, the price was raised to £925,000. 

Cheapest Tamworth property

The least expensive property listing in Tamworth at present is “Blythe Street, Glascote, Tamworth, B77“, which was first added to the market on 13 Oct 2014, with an original asking price of £54,000. The asking price has never been changed. This is a shared ownership property.

Of all the properties currently for sale in the Tamworth area, 55 have seen discounts to their initial asking prices.
