“BTL Opportunity!” One Bed Rental… With Guaranteed Potential! – Stonydelph, Tamworth.

Welcome back readers, I’ve got a quick little one bed semi to share with you all courtesy of our friends at Dixon’s Esate Agents. This fabulous pocket sized property is on the market for offers of around £90,000 and is currently one of the most sought after types of property coming onto the market and it’s not in a bad location!

Located in Stonydelph, this home offers all the pros of living in Tamworth with excellent road networks and the nearest train station (Wilnecote) being just a short drive away. Schools are near as are supermarkets however due to the size of the property it’s not for a family.

On this property you could earn a minimum of £450 per calendar month or as I have been informed Tamworth Council are re-launching the private Sector Leasing Scheme and are currently seeking this type of property to lease from private landlords on a 12 month contract. One of the great things about that is they will also cover all damage as well as conducting free gas and electrical safety checks and provide energy performance certificates – all at their expense. The catch is the maximum they will pay out for this is £393.90 per month – not bad all things considered as this is a guaranteed payment each month and will ensure that there aren’t any voids in your rental income.

That means if renting via the council you will achieve 5.25% versus a 6% privately renting annual yield second to this though it is important to remember that the council are offering a fantastic service that will cover damage and provide a regular income free of charge so it may be worth it for you, it is definitely something to consider. A source has told me the council are often happy to renew contracts after the 12 months is up, if that’s the way you decide you want to go.

Not sure is this one bed is worth 90K, then put in a very cheeky starting bid!

What can 80k get me in the Tamworth Property Market?

That’s the question a budding landlord asked me the other day! He had inherited 80k and wanted to get into the property market but he was most insistent that he did not want any finance hanging over him.
Well I’ve looked around and found  a good BTL deal in Kingsbury, Tamworth, it’s being offered for sale by our good friends Mark Evans at a guide price of 70K.

This ground floor one bed apartment which does come with a tenant in situ may put some landlords off purchasing the property, but looking at the bigger picture – you would be earning straight away and would probably get away without spending on cosmetic works.

The potential for rent  on this one bed would be £450pm giving a yield of 7.71%, not to be sniffed at! however if you were interested you would need to do your due diligence before committing yourself – what rent is the current tenant paying, is ground rent payable, is the tenant somebody you would like to rent too and last but not least…….. you would want to see the full tenancy agreement.
