Welcome back readers, I’ve had a busy week myself and today I have speaking with a lovely couple who have decided to get in the property game (and I’m not talking about Monopoly!) They had seen a house earlier in the week and met up with me for some advice on what my thoughts on it were. It was a larger house in an upmarket area and is not a property that I’d normally write about as a BTL investment due to the low rental yields that many investors tend to shy away from.
So I thought that today I would do something a little bit different from the norm and write an article about one of these larger houses in Tamworth and what sort of returns you may be able to expect from them.
The featured house today takes us to Hockley where this four bedroomed house is on the market for offers of £290,000 with agents Bairstow Eves of Tamworth and can be found advertised online on Rightmove.co.uk.
From the outset we can see that this house has been very well looked after and if you were going to buy to let this property would require little to no work to get the property into a rentable condition.The house features very generous rooms which comprise of a lovely kitchen/breakfast room, a large dining room, a comfortable family sitting room and downstairs shower room. The upstairs of the property is equally generous with four large bedrooms and a modern family bathroom.
The exterior features a front and rear garden which are well manicured with the garden having a small barbeque patio with a path leading to a well presented and very colourful garden shed.
Close to the M42 junction and also the A5, this property is ideal for commuters.
If you were looking to rent this property you would be able to achieve £1200 per calendar month which equates to an annual yield of 3%. As most investors are looking for higher returns than 3% many would opt not to purchase this as a BTL, however some people are happy with lower yield properties and are more than happy to look to the future for growth in capital. Whether looking for annual yield or capital growth, you could be setting yourself up with a nice little retirement fund when you decide to sell!
