Welcome back everyone! If you’ve read the herald lately you’ll perhaps already know that there have been questions about the future of Tamworth Golf Course since it’s closure in October 2014. There’s been some good news on the home front this week with the planning application to build 1,100 new homes, the majority of these being two and three bedroom properties. In the proposed plans a community centre and a new school are also included to be built.
In the planning application it’s been revealed this week that 20% of the houses build will be “affordable homes” with 75% of those homes being rented and the other 5% to be shared ownership properties.
The local council have said that this will help to meet the local housing needs. With a large amount of people on the waiting list for affordable housing, (council owned or privately rented) this could be a fantastic opportunity to pre-emptively buy some of these affordable houses.
The land has not yet been sold to a developer, but the application has already been given the green light with the majority of the planning committee voting to approve the application (8 to 5 in favour)

This smashing little terrace has come up for sale and I knew it was something I’d have to share with you all. It is currently being marketed by Bairstow Eves for offers of £125,000. The house itself is located in a good area for commuters as it is located less than half a mile from Wilnecote Train Station and has relatively easy access to main road networks. Two local schools are also within walking distance so it may be a good property for young families.
The house has a very traditional façade and the interior boasts some fantastic spaces. The bathroom and kitchen spaces are both exceptionally large for a property of this size and both look to be in very good order. The living space is slightly smaller but can comfortably fit a couple two piece sofas with room for other furniture! The bedrooms are both reasonably sized and are able to fit double beds and have copious storage space.
Externally there is a low maintenance, enclosed garden to the rear which connects to the kitchen, the decking could do with a touch of paint, as could the exterior masonry but luckily as it’s a mid terrace that means there’s only two walls to do!
The house was last sold in 2007 for £120,000, so has had a capital growth of 4.16%. The annual yield on this property if purchased for the asking price of £125,000 would be around 5.02% which would equate to a monthly rent of £525. Repair costs would be minimal as it is mainly cosmetics that need freshening up, I’d estimate less than £100. The house next door achieved a rent of £485 per calendar month, but the kitchen, bathroom and garden are very basic in comparison.

Looking For Some Family Fun On The Weekend?
Tamworth Theatre Company are putting an outside production of the Tales of Peter Rabbit and Benjamin Bunny on Sunday 16th August in Dosthill Park. Family tickets are only £25 and it’s a great venue for a picnic whilst listening to some of the live music! Sounds like a glorious afternoon to me!

Hey everyone, another quick BTL article today, I bet you’re all thinking I’ve gone terrace mad, but these houses dotted around Tamworth are fantastic opportunities and often have some of the best yields available!
This lovely little three bed terrace is being advertised by Smith’s Estate Agents for £125,000 and was listed on Zoopla on the 3rd of August.
The house from the exterior looks to be in good condition and has a conservatory and a low maintenance concrete flagged garden that could do with a lick of paint on some of the woodwork but is otherwise in good condition.
The interior looks to be solid but again is a little bit dated and could do with a lick of paint in the living area and bedrooms. The kitchen looks to be in good condition and the bathroom looks fairly recently fitted, so for those two rooms it’d just be minor cosmetic work to suit you.
On to the money – I’d estimate this property would rent for £575 per month, giving it an annual yield of around 5.52%. As for the cosmetic work, I’d estimate a couple of hundred pound as it is mainly just painting and minor reparation.
So potentially a nice little earner for you, but one you’d definitely need to do your homework on – so why not give the agents a ring and book yourself a viewing! Hello everyone and welcome back I hope the rain didn’t spoil your weekend too much, Sunday was a lot nicer weather wise, but unfortunately I was stuck inside doing a bit of D.I.Y and moving furniture!
