7 Steps To Being A Tamworth Savvy Landlord

Hey guys, welcome back to my blog! I’ve just had an interesting conversation with my optician, he’s been toying with the idea of joining the landlord fold but is very unsure of what’s expected of him.
So for you potential landlords who are perhaps on the fence or new to the business. I’ve compiled a little list of what I think the key steps to what your growing and continuous success should entail!

So without further ado, here are my…

7 Steps To Being A Savvy Landlord!

1. Always do your homework! – This is something I’m always telling people whether an experienced or new landlord, a dodgy property or lettings agent who lets you down can really throw a spanner in the works for you! Talk to someone who you can trust, whether it’s family or friends, a lettings agent or news articles from the area – getting the right advice beforehand on the location and the property can make a real difference on those all important healthy yields!

 
 
 
2. It helps to be handy! – Getting a plumber, electrician or other specialists in can be expensive so it helps to at least know the basics to avoid expensive costs, whether it’s a leaky tap a clogged up toilet or a broken radiator these costs can soon mount up, especially if you own multiple properties but always remember to have something tucked away in case things do go awry… so don’t take that chance!
3. Don’t go mental with the rental! – Having good reliable tenants is great, so to avoid people moving out try to keep them in, be fair with your tenants and try not to be greedy and you’ll have loyal and happy customers who might even recommend you to their friends!
4. What looks good to you might not for others! – Avoid decorating properties to your own personal tastes and keep colours neutral or light pastel colours that will appeal a wide range of people, don’t have a lads pad or a girly palace as you’re cutting yourself off!
5. Make sure to get references! – More and more landlords are now asking for references from tenants as well as turning to companies to run credit checks, this should be a matter of course, meeting up with a tenant is a good step but you can’t always be sure what the person is like. As I’ve discussed prior, getting reliable tenants who will pay you on time is obviously very important!
6. Being a landlord is easier with the right lettings agent! – As well as liaising between you and the tenants, a letting agent will handle all the issues that may arise in a property and ensure they are dealt with promptly and in the most cost effective manner for you. They will also manage the financial side of the property for you so you can get on with your own busy schedules. Remember if you’re not happy with your lettings agent, it’s very easy to swap – so vote with your wallet if they fail to deliver!
7. Shop Around! – Whether it’s for a mortgage, the before mentioned lettings agent or a new washing machine, it always pays to get the best deals you can, with mortgages go for the best rates you can get, but make sure you’ll be able to cover it with the rent, don’t leave yourself short! With appliances make sure you take advantage of any warranties they might include, specifically look for products that are robust and suited to the property and tenant you’re buying for!

Dosthill Tamworth – Our “Property of The Week!” You’d be barmy to miss! Fabulous renovated barn

Hey guys, I hope you all had a brilliant weekend, whether it was just watching some of the Glastonbury highlights or doing a little bit of D.I.Y in the garden! Monday comes too quick, but don’t despair because I have an outstanding property to show you to cheer you up, and this one is so good that it’s our “Property of The Week!”
Now if you’re new to this blog, our “Property of The Week” is all about local houses that are the best our area has to offer, they are the fantastic and fabulous houses that many people one day dream of owning, our smashing property is this week located in Dosthill, Tamworth.

This beautiful three bedroomed converted barn is being advertised by our good friends at John German of Lichfield on “onthemarket.com” With a guide price of £499,950, it may appear expensive at first glance but just wait to see what you get for that!

The property dates from the 15th century and the exterior has many old features which make the property look very humble and homely, the interior is fitted to a very high end and modern standard – the agents have said most of the building has been recently renovated, so features a new kitchen and bathroom. The colours are very neutral, cream and whites which really accentuates the lovely timbers that are very much a feature of a building like this.

The gardens are very tidy, most of it is made up by paving, which looks great surrounded by hedges and well established shrubs, there is a stone seating area that looks to be polished granite, which looks absolutely fantastic where it is, so I’d ask if that was included too! A great garden for people who are looking for a minimum maintenance resting place!

Tamworth Landlords – Don’t Let A Rogue Roll Over You!

I was browsing news from landlords in the Midlands when I came upon a disturbing article written by a landlord who was scammed by a rogue letting agent to the tune of thousands of pounds. The landlord who has in the region of 50-60 properties was having each of them skimmed, the agent was not paying him the full rent owed. The agent probably thought that by doing it to a man with such a large portfolio he wouldn’t notice a few pounds missing here and there (Unfortunately for them he did) In the end the landlord did get his money back but it might not have gone so well for him if the agent hadn’t had the cash to cover the missing sums the landlord was owed!

Many landlords who are busy with other things might not have noticed this, especially as the agent wasn’t providing this particular landlord with emailed statements (Which as a matter of course we do) It was only when the landlord did the maths himself he noticed missing monies. It just goes to show, whether it’s one property you own or one hundred, an agent who prides themselves on their service and honesty could perhaps save you a lot of stress like this.

Notice To Tamworth Landlords! Don’t Let Weeds Ruin Your Summer!

Landlords! Summer is now in full bloom and so are the weeds! According to a surprising news article featured on The Guild Of Residential Landlords, You could be fined up to £2500 and have an ASBO awarded to you by local authorities for failing to control certain invasive species of weed. This all comes in wake of new EU guidelines set in January 2015 which can leave unfortunate landlords left with many thousands of pounds in fines if invasive species of weeds are left alone. Hopefully this blog will show you what to look out for and what these weeds can do if they’re not managed!

Giant Hogweed

Giant Hogweed one of the three offenders named is considered to be a health hazard and may cause blisters in sunlight, so if you’re unlucky enough to have one of these on a property be sure to wear gloves and take care removing it if you don’t wish to get a specialist in!

Himalayan Balsam
The other two named weeds are Japanese Knotweed and Himalayan Balsam. They are not health hazards but they can undermine buildings which may lead to stuctural damage. Not only that, but these weeds may cause a potential nightmare if you wish to sell the property in the future – many mortgages are being rejected by lenders if the properties have these invasive species by them, what a headache!

So landlords, if your properties are looking  extra weedy, it might be worth grabbing your trowels and some weed killer in the coming weeks, it might save you a couple of thousand in the future!

Properties Rocketing Away in Tamworth!

Hey guys, Just a quick little share with you for this one! It’s another example of how those property prices in the area are on the up and up and may make a tidy little retirement pot for you!

Advertised on Zoopla by our friends at Mark Evans, this three bedroomed property on Dryden Road last sold way back in November 2000 for the sum of just £53,950! Today it’s being marketed with a guide price of over double that with a figure of £117,950 – a whopping 54.2% increase – not bad!

If you had  bought the house in 2000 you could have earned 15 years of rent on top, however with the massive £64,000 price rise since it’s last sale, there’s still time to make that investment or retirement pot look much healthier than what you’d get at a bank (even at their most favourable rates!)

You could easily expect rent of £650 pcm which would give you an annual yield of 6.61%, a nice little earner.

Now I know you can’t build a time machine and go back and buy this one but it’s never to late to get on the Tamworth landlord ladder. With properties still rising in the area as demand far exceeds supply I can only see this as being a winner, so why not give it a try, it could be one of the best financial decisions you’ll ever make!

It may be named “The Coach House” but it’s anything but coach class! Our amazing “Property of the Week!” Comberford Road, Tamworth

Wow, I can’t believe how fast last week blew by, lovely sunshine even if the pollen was a little bit too high for some people and yesterday it rained all morning, unbelieveable! It’s that time again for our “Property of the Week!” and this one is a beautifully rustic house dating back in some parts 300-400 years! If you’re new to this blog, our property of the week articles hope to give you an informative look into the most fabulous houses in the local area which are the pinnacle of craftsmanship and elegance and aim to show you the beautiful and bold properties in Tamworth and the surrounding areas.
Todays feature house is advertised by our good friends at Taylor Cole for offers of around £650,000, I found this magnificent house on the website “onthemarket.com” and I must warn you, I absolutely love this one and by the end of this blog after you’ve seen the pictures and read a little bit about it, I hope you’ll be as smitten as I am!
Our house this week is exactly the type of old home that everyone has fantasized about… with their lovely summer gazebos to sip cloudy lemonade whilst reading a good novel under on those long summer nights and those rustic stoves and fireplaces for cosying up by with the other half (or a cuddly dog!) on those cold, dark winter ones. It is this type of property that is suited to everyone with a lot of money to spend, fantastically large rooms suitable for families with children or older people who love having the Grand kids over. Socialites can’t miss out too with the large kitchen and dining area for parties with your friends and plenty of space for them to stay overnight!
And this in part is why I am highly biased towards this weeks property of the week… It’s not just because I absolutely adore it… it’s that it would be practical for what I would want and although I might change a few things here and there (I would personally go for a more retro carpet like the sort you might see in a country pub!) the interior and exteriors have lovely original features and the property and grounds look to be in excellent condition considering their age!

What A Difference A Mile Or Two Make! – Tamworth Property Price Highs and Lows

Hey guys, I’ve got another interesting article for you all today – For a small town, ranked just 28th in the West Midlands for population many of you might have noticed that just a couple of streets difference can make a massive amount of change in property price. The most expensive houses in the Dosthill area sell for just over £390,000, however just down the road in Harrow Close, Wilnecote (a 1.5 mile distance away) you are looking at just over £42,000 – granted they are very different houses in very different areas but these two roads are both the highest and lowest values in Tamworth – with price differences like that you’d expect them to be opposite sides of the Town!

But we’re finding more and more commonly that these housing price anomalies are happening more and more often (which can interestingly be viewed here). Personally I put it down to a stronger local economy than most other areas of Staffordshire and some of the new housing areas they are creating. The price differences are also happening in older more established areas too, for example properties in Glascote Heath range from £59,000 in Signal Walk up to £100,000 in Chapelon just a 0.2 mile distance!
Is that great news for Landlords? Most likely – You’ll achieve a similar rent in the Glascote Heath example but for a whopping £41,000 less upfront.

Bourgeois in Belvoir! Our “Property of the Week” isn’t one to miss! – Dosthill, Tamworth

I was driving around in the lovely summer sun a few days ago and saw a marvellous house for sale in a very sought after area in Tamworth, I had family who lived in this area before they emigrated to slightly warmer climes so I know these houses are absolutely fantastic inside and I knew you’d all like to see it as it’s a home with features nobody could say no to!

Calling All Investors! Tamworth Needs You!

During these trying times of National and Local Government spending cuts, councils must find ways of surviving the deep cuts they all must make.

More and more, Local Councils must find ways of raising cash quickly and it seems that in Tamworth one way of plugging the deficit is by selling off some of the Social Housing. Once an area of many Council Houses today we find that many are now privately owned or privately rented.

The latest statistics show that Social Housing makes up just 19.8% of a Town which was once famed for being one of the first, after the Second World War, to build high quality council houses en masse. Now a days we are finding that many applicants are applying and demand currently far out weighs supply. The website Finding a home in Tamworth counts the amount of applicants per cycle per house – and we can see from the latest one that only one house became available and had 47 people bid on it, clearly there is large local demand for affordable housing.


This led me curiously looking to see if I could find out the total amounts of applicants still waiting for housing, well we can see that from 2013 to 2014 (which are the latest figures) a drop of just 56 applicants occurred, so there is clearly demand in the areas where these housing sell offs are happening. Many of these housing “sell offs” are still at a fantastic prices for example this three bedroomed house in Chapelon is just £99,950. We would expect to achieve rent of £650. pcm which would earn an annual yield of 7.80% – And houses in this area are still rising, as more and more are becoming privately owned so now might be the last opportunity you get to buy into the market before it’s propelled into the stratosphere.

It’s time for Tamworth savvy private landlords to sweep in and fill the gaps, in a time where more and more people are in work in the area and a lack of social housing, you could be doing yourself and those unable to find houses to rent in the areas a favour – it’s a win win situation for both tenant and landlord and that’s one of the great reasons why houses are fantastic investment opportunities – not only are you making great yields for yourself, you’re also helping those people out who rely on Local Authority Housing, which is frankly inadequate at the moment.

This “Property Of The Week!” Is Anything But Poorly, It’s Pooley Hall – Polesworth – Tamworth (B78)

It’s that time of the week again, where I share with you all, a fantastic local property of exceeding quality, dubbed our “Properties of The Week” these magnificent buildings are the very best the region has to offer in terms of quality and price.
