The property with the highest asking price in the Tamworth area at the moment is “New Road, Shuttington, Tamworth, B79“. It came on to the market on 29 Jun 2014 for £850,000. On 04 Aug 2014, the price was raised to £925,000. 

Cheapest Tamworth property

The least expensive property listing in Tamworth at present is “Blythe Street, Glascote, Tamworth, B77“, which was first added to the market on 13 Oct 2014, with an original asking price of £54,000. The asking price has never been changed. This is a shared ownership property.

Curious Cheviot Property in Tamworth that won’t sell!

Recently I’ve come across a one bedroom ground floor apartment, last sold way back in August 2005 for £87,000 that has come up for sale again. 
The property was originally listed way back in July 2014 at £105,000 and has had some heavy reductions in price, it was reduced a mere 22 days later to £100,000. Since then it has been slashed a further 2 times and now this apartment is being advertised at £85,000.

Now I know the housingmarket  in the area  quite well, they are looked after and the street is a pretty nice little suburb with fantastic local amenities not too far away and great road links, so why isn’t this property selling?

Perhaps what’s putting off the sale of this property is the sitting tenant. Landlords might have been put off because of the high start price and not given it the second glance it deserves. I think it would be silly not to put an offer lower than the £85,000 price tag it currently has – the reason being it’s been on the market for a while and the tenant may be coming to the end of their tenancy agreement so of course after that there would be the void between buying and re-letting or renegotiating an agreement – which is only a bad thing, assuming the terms of the tenancy are mutually beneficial to landlord and tenant, you could potentially be losing a loyal tenant who may have been the ideal renter.

Today, we are finding more and more properties like this with tenants in situ  and landlords are starting to see this as desirable – but why? Personally I put it down to the fact that you are guaranteed an income straight away from the property.You could also use this as a bargaining chip when buying, your offer would reflect the renter it situ. To be honest we find that most long term renters do look after the properties because nobody likes to live in a mess!

Back to the Cheviot property. We know from Dixon’s, the agents, that there is currently a tenant in situ with a 12 month tenancy agreement, unfortunately  I don’t have information on the current rent. I would estimate rent on this particular property to be at around £425per calendar month, so you could possibly achieve a yield of 6%
The property does look to be in fairly good condition but due diligence would definitely be required by the potential landlord, as I say to all people whom I talk with, homework is one of the most important things to do before buying a property in regards to condition and especially about the tenancy agreement that an existing tenant will have signed.

All in all, this a good opportunity for anyone – but it’s certainly one that would need some careful consideration before commiting to purchasing. Anything that may happen with it, one would need to lend a thought to the current tenant. Who knows, this tenant may even want to stay on.

One bedroom flats in Tamworth. Are they good investments?

Last week I was at a business networking meeting (I’m not plugging this) and met a plasterer who was also an investor. His portfolio consisted of ex local authority houses, four bed if possible, as he could get these for a decent price and the rental gave him a good return[and only ‘swore’ by this type of property].  Albeit he wasn’t as fussy as some landlords, as to who he rented too. Well I’m one who likes to wind the men up and thought I’d challenge his views, after all,  are not one bed flats equally as good  a return and sometimes less hassle than large number of  bedroom properties.  Anyway, we agreed to differ and I decided to look into Tamworths flats in a little more detail, this is what I have found….

There are over 4628 flats in Tamworth.
This represents around 13.72% of the total housing stock in this area.
The average price of a one bedroom flat is around £85,000, this figure has seen hardly any movement since last year.
Looking at the demographics of Tamworth it’s interesting to know that 31.7%  of the popluation are single, so perhaps the singletons do want to rent one bedroom flats.

You can buy a one bedroom flat in Tamworth for a reasonable price of £85,000 and these can rent for up to £495pcm, depending upon the condition and the location of the flat. If a landlord was to put down a deposit of £17,000 (20%) and borrowed the rest, even after the mortgage, service charge and property management fee, there could still be a nice little cash flow.

I haven’t taken into account voids, different mortgage interest rates or service charges, so before jumping in to buy and commiting yourself, you must remember to do your full research.
Lastly, let’s not forget about the potential for capital value on the property. I looked at a one bedroom flat that sold in 2001 for £48,950 at Alexandra Mews.There was a slight down turn following the crash but with values  here starting to increase again with recent sales in this area at £75,000 the potential is there, for those lanlords who are in property for the long haul

Anybody fancy a Gorgeous Georgian – Property of the Week, Newton Regis,Tamworth

I hope you all had a marvellous long weekend break, better than the weather anyway! I suppose at least the rain held off, it was just a very cloudy sky giving the threat of it!

The fantastic property we have today is a Grade II listed Georgian manor house located in the sleepy village of Newton Regis, just outside of Tamworth. It is advertised by our good friends at Mark Evans with a guide price of £895,000.

This 7 bedroomed behemoth maintains a lot of its classical trappings such as the high walls, massive feature fireplaces in nearly every room and a large kitchen stove. This traditional home will not be to everybody’s taste as many may think it to be old fashioned, but I believe that this is what gives it extra charm, it’s one of those houses that are the quintessential meanings of Britishness.

The property comes with huge gardens as expected from a property of it’s age and an assortment of buildings on the outside including a paddock, garages, a detached barn and outhouses, (I believe that the current owners keep a couple of donkeys on the land as well as dogs!) The property has side access to the picturesque village duck pond so it’s definitely one for those who would love to keep animals or are perhaps looking to ease themselves into a quieter pace of life.

Warning to Drivers wishing to use the A5 by-pass!

Currently due to road works on the A5, access to the Wilnecote West bound slip road (the one by the Centurion Pub that heads to Lichfield) is unavailable due to roadworks making the road permanently shut until work completes. The roads that drivers are advised to divert down are the B5404, locally known as the “old A5” or to divert East bound towards the Moto Service Station and divert around the round-about, the road is estimated to re-open at the end of June.

The house is in an area of Tamworth that has many local authority houses, however, there are also a good few of these currently being sold privately.  Due to the properties ideal location, there is always a good demand for  rental housing  in this area, for  both young couples and families.

This very colourful decorated property would potentially let for £625.00 a month, however it may need a very small amount of work  in the bathroom as it is looking a little bit tired.
I envisage an annual yield of 6.25 % can be achieved.

The local area has a very good bus route that passes by the local supermarket (which is only a 20 minute walk away) and connects into the town centre,  passing by  every 15 minutes approximately. The local area has a connection to the A5 which is about a 5 minute drive away making it a good location for commuting. The Property is close to many local amenities including  local shops, a sport and social club, a church and both primary and secondary schools.

Yours for £20,000 – The Mystery House, Perrycrofts, Tamworth

So I was looking around for some great properties to share with you as always when I came across this curiously priced bungalow that I just had to show you. It has been listed egregiously at  just £20,000! So I was thinking perhaps we can play a little game of Guess House!

Obviously an oversight by the listing agent, (unless it is haunted by a legion of ghosts and monsters from Scooby Doo) this property is in an area of Tamworth where a one bed flat is being advertised at offers over £89,000.  I tell you if it was just £20,000 I’d be snapping their hands off to get it as quickly as I could! Just imagine those fantastic rental yields?

Property of similar quality and build sell for around £185,000 on average in this area.. My guess would be someone put a comma in the wrong place or missed out a digit.  But what do you guys think?

What will the General Election shocker do to the Tamworth Property Market?

After the shock of the Conservatives returning to power with a majority vote, any uncertainties of a hung parliament has been lifted and landlords up and down the country are now asking – what does this mean for me?

Labour’s election promises of rent controls and three year tenancies had seen some Tamworth landlords holding off commiting themselves to adding to their buy to let portfolios. As a result the property market across the country had been subdued for several months, this being confirmed when speaking to local solicitors, surveyors and agents.

With the uncertainty being removed, what next for the Tamworth property market?

Well the growing buy-to-let market is unlikely to slow down under a Conservative government.  Inflation in Britain hit -0.1% in April. In other words, prices – as measured by the consumer prices index (CPI) – fell by 0.1% over the past year. That’s the lowest level since 1960, as the papers keep telling us.

There has never been a better time for landlords and potential landlords to take a good look at the property market since mortgage rates are at their lowest levels since 2010. Pension pots are being released and landlords with large deposits will now be enticed by the mortgage industry as rates remain low.

Tamworth landlords have  benefited from a booming local jobs market as Tamworth has seen the largest fall in unemployment of anywhere in the country in the last three years. The town’s unemployment rates have been plummeting since 2009 – and recent figures show that out of a population of 77,000 there are now just 286 people out the work. With evermore jobs and better pay there has been an increase in the rental price tenants are willing to pay for good Tamworth properties.

Landlords may be feeling a little nervous about the Conservatives plans for the housing market over the next few years, one of  David’s plans is for Housing Association renters to have the right to buy their property, for those that do, they will be adding to the supply and demand of properties in the housing stock in many years to come. 

Landlords were also worried about  the Government “Help to Buy Scheme” however this hasn’t had a major effect on our local property market.

Tamworth is ever growing, meaning that there is a bigger demand for property than ever before. Renters are no longer classed as second class citizens as attitudes towards renting has changed considerably over the past 10 years. Youngsters no longer want to tie themselves down to a mortgage, their priorities are different than those of our parents so renting continues to offer good value for money for renters.

So what does  the second largest town in Staffordshire offer in the way of house building in 2015?

The promise made by the Conservative party is to build one million new houses countrywide. What have I seen so far in Tamworth?  The most recent I have seen in development is that of the Pennie Grange Estate, 94 houses to be built, a mixture of 3-4 bedrooms.  There is also Saxon Mannor which is creating a selection of apartments and 2,3 & 4 bedroom houses on the outskirts of Tamworth.
Not forgetting the regeneration of the Tinkers Green Road area. Has there been a better time to rent or buy a house in this overlooked town?

I think I’ve found it! We have a home fit for a king or queen for our property of the week. It is aptly named too – The Tower House is definitely one for the more affluent of people, costing the princely sum of £995,000 and advertised by our friends at The Hunter Group.

One for the girls – Lovely apartment in Sunny Bolehall, Tamworth

Whilst out enjoying an afternoon stroll in the sun, I spotted this elegant one bedroomed apartment for sale in Bolehall. As soon as I got back to my desk I found it on Rightmove, to show you all something that I know you’ll love!

The delightful property marketed by Love Your Postcode of Birmingham has a charming façade and the apartment for sale is absolutely first rate. It is elegantly finished with a new kitchen and shower room and features modern interior throughout.

The current owners are asking offers in excess of £79,950, but the property has been on the market since 14th April, so you might be well to try your luck with a cheeky offer lower than that!

I would expect to achieve rental on this this property of £425.00 a month. This marvellous apartment should have no problems achieving that target or finding a tenant. It’s honestly that good. This would put the annual yield at 6.29% assuming you get the property for the asking price, however as discussed, there might be a little bit of wiggle room on that!

The only downside to this apartment is in the fact that it’s subject to an annual service charge of £1100, however, this really shouldn’t detract from how great this apartment is.

So what have you got to lose? Properties of this quality are few and far between, It would be immediately available to rent, no work needed doing on it, so is it worth it for you?
